1. Não pensar na qualificação dos contatos gerados

É essencial gerar contatos (ou leads), é claro. São estes contatos que se transformam em negociação e depois em contrato assinado. Mas todos os contatos têm um custo de investimento. Se você só se preocupa com o volume de contatos gerados, acaba deixando de lado diversas oportunidades e investindo em outras que podem não levar a lugar nenhum.

Atualmente, a conversão média no mercado imobiliário é de apenas 3%. Ou seja, na hora de criar uma ação de marketing para vender imóveis, não se preocupe apenas em gerar mais e mais contatos, mas também pense em como aumentar essa conversão e atingir os contatos mais certeiros.

2. Ver só o valor total de um investimento sem analisar o retorno final

Você já deixou de lado alguma ação só porque ela era “muito cara”? Ao planejar e executar uma ação, o importante é prever o retorno, e não somente o quanto se gasta.

Na prática, ao desenvolver uma ação de marketing para vender imóveis, você deve não olhar apenas o seu valor final, mas o custo por contato e, depois, por contato qualificado. Como já comentamos no item anterior, mais do que se preocupar com a quantidade de contatos gerados, é preciso também focar na qualidade de cada um deles.
